Frequently Asked Questions

What happens if the company goes bankrupt?


You must bear in mind that you will be receiving a 99-year government lease which is registered at the lands office, indicating/proving that you are the legal owner. Should the company cease to exist, for any reason, as long as you hold your government lease, you and your property are completely protected.




Are all the resorts insured?


Yes, of course. All of our resorts are fully insured. This is included in your annual management fee (Refer to question "Is the annual management fee fixed or could it fluctuate?" for more information about the management).




What happens at the end of the 99-year lease term?


As with any government lease, should you wish to renew the lease for a further term of 99 years, you are entitled to do so. There will, of course, be a renewal charge dictated by the government at that time.




How much can I expect to make from renting out my property?


This depends on you. As the owner, you can charge as much or as little, per night, as you wish. If you are too busy or are not versant on how to successfully manage your rentals, we are here to assist and guide you through the process, at all times. If you prefer, we can endeavour to find the clients for you. If we do this, Fractional Warehouse will charge a 30% service fee of the total booking value and deduct all applicable government taxes and fees.




Do I have to visit the same resort every year or can I change?


No, you don’t. You may visit any of our resorts, both present and future. You will be required to pay an EXCHANGE FEE of Ksh 10,000/= per week that you exchange.




What happens if my villa is booked when I want to go on holiday?


As all of the villas/apartments in each resort are similar in design, we will endeavour to find you accommodation in an alternative unit, however, last-minute bookings, especially in the three main peak seasons (Easter, August & December) are subject to a “first come, first serve” basis. We advise that you make your reservations in advance, so we can serve you better.




Can I change the interior of the villa to suit my own taste?


If you buy the whole unit, yes of course. Our design team will be happy to work with you on any alterations you may wish to make to suit your personal style. However, if you are investing in fractions/shares, we have to keep design and layout similar across villas/apartments keeping in mind other fraction owners and rental services.




What happens if I want to sell my fractions?


Simply get in touch with your relationship manager, who will walk you through the process until the deal is done. You may also sell your shares/weeks privately.




Can I use my lease as financial security?


Absolutely. Most of the banks in Kenya recognise your fractional sub-lease as a fully bankable collateral and will accept it as security.




Can I transfer my lease?


Yes, of course. Simply indicate who you would like to transfer your lease to and leave the rest to us.




Is the annual management fee fixed or could it fluctuate?


The management/maintenance fee is solely governed by inflation i.e should the cost of maintaining the resort increase, we would have to consider raising the fee to accommodate the increase in the cost of materials, electronics, linens etc. However, we CAN NOT increase this fee without consulting you first.




What services are included in the daily utility fee?


Unlimited water/electricity, room service, unlimited wifi and housekeeping services are included. Should you have special requests, feel free to contact the office.




Can I use the resort as a private country club?


Yes. You are entitled to use all the facilities at our resorts at any time by simply presenting your Platinum Club Membership Card. However, should you want to stay overnight, you MUST make a reservation with our reservations department in advance.




What are the main benefits of being a Platinum Club member?


As a PLATINUM CLUB MEMBER, you are eligible for:

How do I make reservations with RCI?


Once you have become a PLATINUM CLUB MEMBER, we will automatically enrol you into the amazing world of RCI (read more about RCI here). Your RCI account will be activated, your log-in details shared with you - these are private and you can change them at your own pleasure, then you can relax in the comfort of your own home and plan your next adventure or, if you prefer, we will sit with you and guide you through this process. The world of RCI awaits!
